A 65-home body corporate complex with a failing exterior envelope and ageing roofs. The cladding remediation came first, across all 65 units; off the back of it, individual owners began engaging us for their roofs — 20 to date and counting.

The brief
A 65-home body corporate complex was dealing with a failing exterior envelope and a roofing stock at end of life. They needed one party to own the whole envelope across every unit, not a patchwork of separate trades.
We took it on as a single managed programme — the complex-wide cladding remediation first, then an owner-by-owner roof programme that is still running.
What we found
Investigation across the complex confirmed widespread cladding failure and ageing roofs needing full replacement: strip back, new underlay, new steel roofing, a complete flashing set and new gutters.
Because the work ran unit by unit at body-corporate level, every stage was scoped, priced and sequenced so owners could come on board as they were ready.

Diagnosed the envelope
We assessed cladding and roofs across the complex and scoped the remediation unit by unit before pricing a single trade.
Remediated the cladding
The exterior envelope was remediated across all 65 units to a written specification, with junctions and flashings detailed to keep water out.
Re-roofed unit by unit
Individual owners engaged us for full roof replacements — new steel roofing, flashings and gutters — coordinated through the body corporate.
Kept the relationship
Whole-complex remediation converted into 20 separate decisions to re-hire — the deepest body corporate relationship in the portfolio.
