A leaking window,

A window and joinery replacement where removing the frames revealed the original install had no flashing tape — the cause of water ingress we diagnosed and remediated before the new joinery went in.

The brief

The owner asked us to replace tired windows and joinery. On a job like this the real test is what you find once the frames come out — and here, removing them revealed the original install had been done without flashing tape.

That missing detail was letting water into the structure. Rather than reinstall over the problem, we diagnosed and remediated it first.

What we found

Behind the joinery, the absence of flashing tape had allowed water ingress and localised damage to the surrounding structure. The cause was the original detailing, not the windows themselves.

We remediated the affected framing, flashed the openings correctly, then installed the new aluminium joinery and reinstated the interior.

Found the cause

The original install had no flashing tape, letting water into the structure. We identified it before anything went back in.

Remediated & flashed

We repaired the affected framing and flashed the openings correctly, so the new joinery sits on a weathertight detail.

Reinstated the interior

New aluminium joinery went in and the interior was reinstated and finished — the problem fixed, not covered over.
