roof & consented porch

Engaged to inspect a sagging porch and recurring leaks on a character villa, we traced the cause to a failed roof junction — then designed, consented and rebuilt the roof and porch through to council sign-off.

The brief

We were engaged to inspect a sagging porch, water-damaged timbers and a recurring window-sill crack. The owner needed someone to find the real cause, not just patch the symptoms.

Our inspection traced it to a failed main-roof / porch-roof junction and a roof at end of life — a job that needed design, consent and a coordinated rebuild.

What we found

The roof was past its life and the porch-roof junction was letting water in, with hidden rot in the framing behind it. Putting it right meant a full roof replacement and a re-pitched porch terminating below the main roof in a single fall.

The porch reconstruction required a building consent, which we prepared, lodged and managed through to issue and final sign-off.

Rebuilt roof & porch

A full roof replacement and a re-pitched porch were built to E2/AS1 and the MRM Code of Practice, with the chimney removed below the roofline.

Council sign-off

The build passed council inspection and was handed back signed off — the full managed lifecycle in one job.

The outcome

Inspection, design, consent and build — one job, signed off.

This is the Pathway B exemplar: inspection → design → consent → multi-trade build → council inspection → sign-off, all run as a single managed programme.

Weathertightness was diagnosed and remediated, with no leaks on testing. As with any remediation, ongoing maintenance keeps a building weathertight over time.
